Property Launches Across India on the Rise: Bangalore is at the Top

The latest surveys on the country’s top cities namely Bangalore, Ahmedabad, Kolkata, Chennai, Pune, Mumbai and NCR showed a significant rise in new property launches over last year. Approximately, the number of launches would be 1, 32000 in these cities in the first quarter of 2013, between January to September. The rise is a positive development as compared with the previous year; the increase is estimated to be 5 %, which is something to look forward to amidst the dull situation in the real estate sector.

The increase in Bangalore launches has more than tripled. The city, in fact, was almost stable even during the nationwide real estate slowdown. Here is a detailed look at what the survey has to say about the IT city.

Bangalore is at the top in the survey with almost 13, 200 units launched across the city. About 55 % of the new launches are in the mid-end segment; however this high level rise hasn’t affected appreciation values which stand at a significant 5 to 12 %. The positive trends are visible even in the affordable housing segment, than other cities.

The IT status of the city and availability of options to choose from are contributors to the positive situation. Also, along with the traditional residential hubs, places like Sarjapur Road, Electronic city, Jakkur, Yelahanka etc are fast developing as favorite areas of investors. Impressive lifestyle options and enhanced connectivity have also to be mentioned here. The city has much to offer with wide range of educational and employment options in varied sectors.

The affordable housing units were in demand mainly in places like Jalahalli (North Bangalore) and Mysore Road (West Bangalore), while east Bangalore saw many launches in the high-end category.

In terms of appreciation, the city is again among the top places with almost 40 to 80 % rise expected.
